Skim Jaminan Kredit Perumahan (SJKP) is a government-backed scheme designed to assist certain groups of people in purchasing homes, particularly for first-time homebuyers.

Under Skim SJKP, the government provides a full loan guarantee for eligible borrowers, meaning they don’t need to pay a down payment (which is usually required in standard home loans). It’s an initiative by the Government of Malaysia, designed to increase homeownership among Malaysians, especially for those in the B40 (Bottom 40% income group), M40 (Middle 40%), and first-time buyers.

  • Zero Down Payment / Full Loan:
    One of the most attractive features of Skim SJKP is that it provides 100% financing, meaning the borrower does not need to provide a down payment. This can be a huge advantage for those who struggle to save for the required deposit.
  • Loan Guarantee by Government:
    The scheme offers guaranteed loan approval from participating financial institutions (banks) with the SJKP acting as a guarantor for the loan. This is beneficial for individuals who might not otherwise be able to secure a loan due to a low credit score or insufficient income.
  • Targeted at First-Time Homebuyers:
    The scheme is typically designed for first-time homebuyers or those purchasing properties within a certain price range. It also helps those who are unable to provide a significant down payment but are otherwise capable of servicing monthly repayments.
  • Eligibility Criteria:

  • Interest Rates and Loan Tenure:
